Total project cost depends on land, plans, site conditions, materials, labor, trade costs, selections, allowances, and final scope.

Flat Forty™ is Bespoke Builders' transparent builder-fee model for custom homes. Instead of leaving homeowners guessing what the builder will ultimately make, Flat Forty™ defines the builder fee at $40 per square foot, subject to a $50,000 minimum. The goal is not to make custom home building cheap — the goal is to make the builder's compensation clear.

If you hire Bespoke Builders to build a custom home, this is our builder fee model. The $40/sqft builder fee covers our work as your builder — planning, coordination, supervision, and quality control. You still pay the real cost of building the home; the builder fee is simply defined up front.

Veterans may also be eligible for a $5,000 builder fee credit on custom home projects.

Why Flat Forty™ Is Different from Cost-Plus

Cost-plus isn't always a bad model, but it can be hard for homeowners to follow. When the builder's fee is a percentage of the final cost, upgrades, overruns, and higher trade or material costs can increase what the builder makes. Flat Forty™ removes that uncertainty by defining the builder fee up front, separate from the final material and trade cost. The goal is transparency, not cheap construction.

How does the custom home building process work?+

It starts with a conversation about your goals, budget, and land. From there we help coordinate design and plans, put together a detailed written budget and schedule, then build — keeping you updated through framing, finishes, and a final walkthrough. You work with one accountable team the whole way.

Can you build on land I already own?+

Yes. We build on private lots and acreage as well as in established neighborhoods across Central Texas, from Hutto and Liberty Hill to Georgetown and Leander. We'll evaluate your site early — access, slope, utilities, and drainage — and plan around it.

Do I need to have house plans before I contact you?+

No. If you already have plans, we'll build from them. If you don't, we'll help coordinate design so your plan, budget, and goals line up before construction starts. Reaching out early usually saves money and headaches.

Do custom homes require permits?+

New homes generally involve permits and inspections, but the exact requirements vary by city, county, and your specific lot. We handle the permitting and inspections for you so it's not something you have to chase.

How long does it take to build a custom home?+

It depends on size, design, site work, weather, and material availability, so timelines vary from project to project. We'll give you a realistic schedule before we break ground and keep you posted on milestones along the way.

Sooner than most people think. Bringing us in before plans are finalized lets us flag budget and site issues early and design around your numbers, which leads to fewer surprises once construction starts.

What is Flat Forty™?+

Flat Forty™ is Bespoke Builders' transparent builder-fee model for custom homes. Our builder fee is $40 per square foot, with a $50,000 minimum. It's the fee for our work as your builder — it is not the total cost to build the home.

Does Flat Forty™ mean my custom home costs $40 per square foot?+

No. The $40/sqft is the Bespoke Builders builder fee only. You still pay the actual project costs — land, plans, engineering, permits, site work, utilities, materials, labor, trade costs, allowances, selections, and any change orders. Flat Forty™ just makes our builder fee clear from the start.

What is included in the $40/sqft builder fee?+

The builder fee covers our work as your builder: planning and budgeting, coordinating and supervising trades, scheduling, quality control, and communication from the first plan through the final walkthrough.

What costs are separate from the builder fee?+

Everything that goes into actually building the home: land, plans, design, engineering, permits, site work, utilities, materials, labor, trade costs, allowances, selections, financing costs, and change orders. The builder fee is separate from these real project costs.

Why is there a $50,000 minimum builder fee?+

Smaller homes still require the same planning, coordination, and oversight as larger ones. The $50,000 minimum makes sure a smaller project still covers the work involved. On a home under 1,250 sq ft, the minimum applies instead of the per-square-foot calculation.

How is Flat Forty™ different from cost-plus?+

With a traditional cost-plus model, the builder fee is often a percentage of the final project cost, so it can rise as the project gets more expensive. Flat Forty™ bases our builder fee on square footage instead, so you know how we're paid up front rather than at the end.

Why does it matter if a builder's fee is tied to the final project cost?+

When a builder's fee is tied to the final cost, upgrades and overruns can increase the builder's compensation. That isn't necessarily wrong, but it can be hard to follow and can create unclear incentives. Flat Forty™ separates our builder fee from the final material and trade cost.

What happens if I upgrade materials or selections during the build?+

Upgrades may increase your material and labor costs — you pay the real cost of what you choose. But they don't automatically increase our builder fee just because the project got more expensive, because the fee is based on square footage.

Can Flat Forty™ help me compare builder proposals?+

It can. Because our $40/sqft builder fee is defined up front (with a $50,000 minimum), it's easier to see exactly what Bespoke Builders charges to build, rather than estimating a percentage you won't know until the end.

Is Flat Forty™ the same as a fixed-price build?+

No. A fixed-price build quotes one total price for the whole project. Flat Forty™ fixes the builder fee, not the total cost. You still pay actual project costs, which vary with your selections, site, and scope.

When do I know my builder fee?+

From the beginning. Once we know the home's square footage, the $40/sqft builder fee is straightforward to calculate, subject to the $50,000 minimum. You don't have to wait until the project is finished to know how we're compensated.

Does Flat Forty™ include materials, labor, permits, or site work?+

No. Materials, labor, permits, site work, and similar costs are real project costs you pay separately. The $40/sqft Flat Forty™ amount is the builder fee only.

Veteran Appreciation Credit

Do veterans receive a discount on custom home projects?+

As a veteran-owned company, we offer fellow veterans a $5,000 Veteran Appreciation Credit applied toward our builder fee on custom home projects. It's a credit on the Bespoke Builders builder fee — not a discount on the actual cost of building the home.

How does the $5,000 Veteran Appreciation Credit work?+

It's a $5,000 credit applied toward the Bespoke Builders builder fee on a custom home project. The Flat Forty™ builder fee ($40/sqft, $50,000 minimum) stays the same — the credit is simply applied to that builder fee. Ask us about eligibility when you reach out.

Does the Veteran Appreciation Credit reduce the total cost to build?+

No. The credit applies only to the Bespoke Builders builder fee. It does not reduce land, plans, engineering, permits, site work, utilities, materials, labor, trade costs, selections, allowances, financing costs, or change orders — you still pay the actual cost of building the home.

Can the Veteran Appreciation Credit be combined with Flat Forty™?+

Yes. Flat Forty™ is our builder-fee model; the Veteran Appreciation Credit is a separate $5,000 credit applied toward that builder fee. It doesn't change the Flat Forty™ model itself — the builder fee is still $40/sqft with a $50,000 minimum, with the credit applied.
